Rental yield on the coast is earned in a short season — realistically eight to twelve actual weeks. Any calculation that multiplies a weekly rate by 52 is wrong.

The costs people forget

Annual maintenance is charged across the whole year, not the season. Add cleaning, management, and letting commission. Net comes in meaningfully below gross.

When a chalet is the right call

When you are buying it mainly to use, with rental as an added benefit. If the entire case rests on rental income, other assets have clearer returns.
